Rockland Mills Terraces website
This website is intended as a general information repository for Condo owners and in some cases, the general public.
Its especially useful for new owners as a way to introduce them to the Terraces complex , their neighbors, the Rules and Regulations and who they can contact with questions. Hopefully, if you make your way through the website and it's various sections, most of your questions will be answered and/or, you will know who to contact for more information.
A brief outline of the site map and the general content of each section is as follows:
History : a brief overview of the site we live on. Please note that the site we are on consists of two Condo associations, The Mills and the Terraces. The history section describes to original Mills Site that was converted to Condo's, followed by additional building of the Terraces.
FAQ's: This section covers questions like site access through the gate, guard hours, where to take your trash, what you need to do to get work done on your property, approved exterior paint colors, etc, please take a tour through this section and find many answers to questions you may have.
Projects: Ongoing updates of the larger projects going on during the year. For more timely information, please see the monthly updates from the Terraces Council Meeting which will probably be more detailed than this website
Directory: This section will provide some general information on who to contact if you have additional questions. Generally, the management company we use , IPS, is your contact for most of your needs.
Documents: This section contains important documents you might need form time to time, like our insurance documents
I did talk to the owner of Castle Construction about the completing the wall under the deck where it connects to the building. We also discussed the pace of the project. He will give me a schedule for the work under the deck next week. They are waiting on a piece of equipment to be freed up to complete that work. He indicated that he may be able to send another foreman to the site in the near future to assist with the project. The biggest issue is the delivery of the blocks. The Redi-Rock is having trucking issues. They hire independent haulers and with the cost of diesel fuel it is difficult to get trucks.
June 3, 2022
Installation of the blocks continued this week. The contractor has made the turn at the back wall and has set three of the back blocks. The contractor is also placing the drainage system behind the wall and backfilling with stone. Attached is a markup a drawing to show the progress of the block installation. The blocks highlighted in yellow indicate that part of the wall has been installed.
The contractor is scheduled to continue the installation next week. They are scheduled to continue the lower wall section in the back. They are also planning on working on completing the first section that was placed.
May 20, 2022
The contractor received a shipment of additional blocks on Saturday, May 14th. Installation of the blocks continues this week. The contractor also has the wall drainage system tied into the existing manhole. The contractor is scheduled to continue the installation next week. Next week I will markup a drawing to show the progress of the block installation.
May 13, 2022
From DENREC: The contractor started placing block this week. The block manufacturer was on site May 13th to review the start of the installation. They were happy with the initial installation.
The contractor is waiting on blocks to finish the wall installation on the north side next to the unit. Next week the block installation will continue and contractor is scheduled to tie the wall drainage system to the existing manhole.
